Our History

Planting roots growing up in the hotel industry, the dynamic brother duo Hiren “Chico” Patel and Mitesh “Mike” Patel have tremendously grown over the last couple of years. At a young age the boys saw how their parents made a profitable living, using the tried-true business model of family staff and the motel doubling as family-living quarters. Growing up in Kosciusko, Mississippi days off from school involved doing the hotel laundry, rooms and even watching the front desk.

Chico formed S&R Development, Inc (now known as Heritage Hospitality) back in 2006 and since then the two brothers have partnered with several major hotel developers, operators and investors on a wide range of projects. The two have dived into the residential housing market as well, but their main focus and passion has been in commercial development. With an entrepreneurial spirit and passion for hotels, Chico knew at an early age that he was going to be in the hospitality field. Now there are more than a dozen properties in both Louisiana and Oklahoma that have been constructed by S&R Development, Inc with more advancement for the company than ever before. Future development in more cities across Mississippi, and expansion into Alabama and Florida is currently underway.

The company also just had their groundbreakings for Tru by Hilton on September 7th and 9th with both locations in Meridian and Ridgeland, Mississippi. These will be the first Tru hotels in the state of Mississippi, opening in Fall 2017. Not to mention these will be two of the first 15 groundbreakings for Tru by Hilton.

Chico oversees construction operations, ensuring that each project is built according to code and plans/specifications with an understanding of an owner’s needs. He controls project scheduling and ensures compliance with the company’s Construction Safety Program. He works directly with subcontractors in negotiating pricing, and has a proven ability to generate savings for owners via value-engineering.

Chico has developed brands ranging from Hilton, Marriot, IHG, Choice, Wood Springs and LaQuinta properties. With a strong drive and aggressively seeking new opportunities, Chico is currently trying to finalize deals headed towards the West and East coast. He has high ambitions of where he sees himself in the next 10 years and does that by remembering the day-today operations even in the office. Mastering this balance has been a critical element for his success.
